Where Skala is
Skala is on the south-east coast of Kefalonia, about 39 km from Argostoli. This page covers Skala and the villages around it, including Ratzakli, Katelios, Valeriano, Pastra and Markopoulo, as well as Poros further along the coast, and the figures above count all of them. Together they form the municipal unit of Eleios-Pronnoi, part of the Municipality of Argostoli.
A village rebuilt by the sea
The 1953 earthquake destroyed the old village on the hillside. The new Skala was built in 1956 lower down, next to the sea, and Old Skala still stands on the hill above it. At the edge of the village are the mosaics of a 3rd-century Roman villa, and about 3 km towards Poros are the remains of a 6th-century BC temple of Apollo.
About 800 people live in Skala all year, according to the 2021 census. From April to October the population roughly quadruples, with hotels and tavernas along the long sandy beach. The village is busy and fully serviced in season and much quieter in winter.
Poros and the mainland
Poros is a working fishing port with a car ferry to Kyllini in the Peloponnese all year round, a crossing of about an hour and a half. For buyers who arrive by car from mainland Greece, it puts this corner of the island within easy reach.
What to check on a plot near Skala
Water. In recent summers Skala has had interruptions to its water supply, starting as early as June. Ask how the plot is supplied, from the municipal network or a borehole, and ask your engineer about on-site water storage.
The turtle beaches. Loggerhead turtles nest on Mounda and Kaminia beaches from May to August. On a coastal plot near them, confirm with your engineer whether any protected-area rules apply before you pay a deposit.
Archaeology. Near the Roman villa and the temple site, ask your engineer whether the plot falls within an archaeological zone. If it does, building needs approval from the antiquities service as well as the usual permit.
