Kefalonia Land Price Index

What this index measures

The index is built from the asking prices of plots listed on PlotX in Kefalonia on the snapshot date shown above. It divides each asking price by the plot area and reports the median price per square metre, together with the middle half of the range (the 25th to 75th percentile) and the number of plots behind each figure.

These are asking prices, not sale prices. Greece does not publish the price of every completed sale, and the price agreed at the notary can differ from the price a plot was listed at. Use the index to compare areas and types of land, not to value a specific plot.

How the plots are grouped

Areas. Each area matches one of the PlotX area pages and includes the villages listed there. Ithaca is not included.

Within the town plan. A plot counts as within the plan when the seller or partner declared it as such, or when planning data on PlotX records it as within the town plan. Plots inside settlement limits but outside a town plan are not counted here.

Other plots. Every plot not declared within the plan. Most of these are out-of-plan land, but not all of them have been confirmed as such, so we do not label them out-of-plan. The line under the table shows the plots that have been confirmed out of plan, for comparison.

What is left out

A plot without both a published price and a recorded area is counted in the total but not in the price figures. A figure based on fewer than 10 plots is not shown, and a figure based on fewer than 30 plots is marked as a small sample.

How often it changes

This page is a snapshot. It is updated once a quarter, and earlier editions keep their date. The live figures on each area page change whenever a listing is added, updated or sold, so they may differ from the numbers here.
