Where Leivathos is

Leivathos (also spelled Livathos or Livatho) is the south-west corner of Kefalonia, running from just outside Argostoli along the south coast towards the slopes of Mount Ainos. Until 2010 it was a municipality of its own. This page groups its villages together, including Svoronata, Spartia, Pessada, Karavados, Lourdata, Mousata, Peratata, Lakithra and Keramies, and the figures above count all of them.

Close to the airport and the beaches

Kefalonia's international airport sits beside Svoronata, about 8 km and a 15-minute drive from Argostoli. For buyers who split their year between Kefalonia and home, that is the area's main draw: the transfer at this end of the trip is short. Pessada has a small port with a summer ferry to Agios Nikolaos on Zakynthos.

The coast here is mostly sandy and shallow: Ammes, Ai Helis and Avythos near Svoronata, Trapezaki near Mousata, and the long beach below Lourdata.

Sea view and price

Plots that face south over the Ionian, with Zakynthos on the horizon, ask more than inland plots of a similar size further up towards Ainos. When you compare asking prices, compare like with like: the table below shows how many listings here record a sea view.

Using the house part-time and renting it out

Many foreign buyers here build a house to use for part of the year and let it as a short-term rental for the rest, usually through a local property management company. Every short-term rental in Greece needs a registration number (AMA) from the tax authority. Since 1 October 2025, under Law 5170/2025, it must also meet minimum standards: a primary-use space with natural light and ventilation, air conditioning in the bedrooms, civil liability insurance and fire safety equipment. Letting three or more properties counts as a business activity for tax. Design the house with these rules in mind before you apply for the permit, not after.

What to check on a plot in Leivathos

Water. Ask how the plot is supplied: the municipal network or a borehole. Parts of Kefalonia, including Skala and Sami, have had summer supply cuts in recent years. If you plan a pool or a rental, ask your engineer about on-site water storage.

The slopes of Ainos. The upper villages sit below Mount Ainos National Park, a protected area since 1962. On a plot near the park or with tree cover, check the forest map, which for Kefalonia has been ratified and can be viewed online on the Hellenic Cadastre's site, and confirm with your engineer whether any protected-area rules apply, before you pay a deposit.
